Rental Property Inspections

Renters don't always report problems and over time these problems can be the cause of major expenses. We will perform a detailed inspection of the rental for any needed repairs. Our goal is to identify and address the property needs to avoid the issue becoming a much larger and more costly problem in the future. Maintaining your rental property on a regular basis is less expensive than waiting until age and wear has caused so much damage that it takes a major construction project to bring the property back to proper condition. Maintaining your rental insures your investment and property value, maximizing rental income.


This inspection will provide you with a report of issues and concerns. We will discuss with you the most urgent needs and prioritize what needs to be taken care of immediately. And what may be coming up in the future needs of your property.


Our most popular service is our House Checks. We perform a detailed check of your house and property during the winter months, vacations or when you're out of town for a few days. Scheduled at the frequency of your choice, we can check your home on a contracted weekly, bi-weekly or monthly basis. You will receive an emailed copy of our completed check list. In the event of damage or concern, you will get an immediate call and emailed photos. House Checks are done during office hours 8am -5pm.

Property Maintenance

Cothren Construction will manage all of your home and property needs. Including home repairs, pressure washing, driveway repair, snow removal, etc. We work with the best vendors in the area.

We will line up the appropriate vendor, supervise the work and check for quality, making sure the work is done to NC Code Specifications.

Vendor Management Fee is 20% of vendor invoice.
